How Old do I need to be to Live in The Villages?

The Villages is a 55+ community. Residents must be at least 19 years old. There is no real restriction other than that, since 20% of the homes here can be occupied by those under 55 years old.

What Activities are Available in The Villages?

The Villages has it all!. There are 43 executive (9 hole) golf courses, 13 championship golf courses, pickleball, tennis, archery, and much more. There are over 3,000 clubs in The Villages covering all interests.

The Villages Real Estate Market

The Villages has two separate Real Estate Marketplaces

The Villages has listings in the MLS (Multiple Listings Service) just like other real estate marketplaces. The Villages ALSO has listings in the VLS (Villages Listing Service.)

The Multiple Listing Service:

The MLS the listing service used by Realtors in The Villages. DavidisinFlorida is a Realtor and a member of the local MLS.

The MLS has slightly less than half of all pre-owned properties for sale in the Villages. To buy or sell a property on the MLS requires a MLS agent. (Contact us if we can help you.)

There are no new properties on the MLS in the Villages, all new construction is on the VLS.

The Villages Listing Service

The VLS is owned by the developer of The Villages. The VLS is the only place to see new construction, and slightly more than half of all pre-owned homes.

To buy or sell a property on the VLS requires a VLS agent. (Contact us if you would like to be referred to a preferred VLS agent.)

MLS or VLS?

The Villages has two separate and distinct Real Estate markets.

The VLS is operated by The Villages themselves and is the only listing service for new homes in The Villages.

The MLS is the listing service used by Realtors® in The Villages and only has listings for pre-owned homes.

Buyers should have both VLS and MLS representation or they will NOT see all properties available for sale.

Sellers need to decide whether they will list on MLS or VLS.

The Villages Bond

All homes built in The Villages owed a bond at the time of construction. This represented the costs to build the infrastructure for that section of The Villages.

These bonds are paid off over time. Older homes may have no bond outstanding at all.

What is happening to prices in The Villages?

The Villages weekly real estate market update will show you the different price levels for different areas of The Villages. It will also show you trends for pricing, availability, and more for the last few years.

What is The Villages Monthly Amenity Fee?

The monthly amenity fee in The Villages is $189. All Village residents pay the same monthly fee of $189 per home.

The amenity fee gives all residents of The Villages access to the following:

Free golf on all the executive golf courses.

Reduced rates on the championship courses.

Access to 80 recreation centers located throughout The Villages. The recreation areas have swimming pools, pickleball, tennis, bocce, and cornhole.

Parks, dog parks, and fishing areas are located throughout The Villages.
